Building in Faisal Hills: approvals, timelines and what construction really costs

From map approval to completion certificate, with the sequence that keeps a 5 marla build on schedule.

Once you have possession, the build is a project management problem. The people who finish on budget are the ones who get the sequence right, not the ones who find the cheapest contractor.

The approval sequence

  1. Confirm possession and dues clearance. You cannot lodge a building plan against a plot with outstanding charges.
  2. Engage an architect registered to submit in the scheme. Society-specific building controls apply — setbacks, height, boundary wall specification and elevation rules.
  3. Submit the building plan and pay the scrutiny fee.
  4. Collect the approved map and the commencement permission before you break ground. Starting early is the single most common cause of a stop-work notice.

Realistic timeline for a 5 marla ground-plus-one

Approvals typically run a few weeks if the drawings comply. Grey structure is the long pole. Finishing is where schedules slip, because material selection happens late and lead times are not planned.

Where budgets break

Filling and levelling on a plot that sits below road level. Establish this before you buy, not after.

Material price movement across a build that runs over a year. Fix quantities early where you can.

Scope creep in finishes. The difference between a standard and a premium finish specification on the same grey structure is large enough to fund a second floor.
